8 November 2024. On the "Tag der Umbaukultur" (Day of Re-Building Culture), our NEB campaign "Circular Neuperlach" looks back at two events from last month: a workshop at the VerhandelBar with Abbrechen Abbrechen and our participation in a panel discussion at ExpoReal.
Insightful workshop at the VerhandelBar
Together with Abbrechen Abbrechen in a workshop at the Strafjustizgebäude in Munich, we tested the methodology developed as part of Creating NEBourhoods Together for the transformation of existing buildings for the common good.
At the beginning of the workshop, we collected methods for identifying needs that experts from the cooperative community, public-interest urban development and real estate project development use in practice. This was followed by short keynote speeches from representatives of the ENPB chair at TUM and Abbrechen Abbrechen. After that, all participants developed potential utilisation concepts for a transformation of the criminal justice centre. This was based on, among other things, a needs assessment by Abbrechen Abbrechen. Finally, we discussed the resultant proposals as well as possible financing approaches and recorded open questions and the next steps.

"Constructing Circles" at ExpoReal 2024
The panel at ExpoReal 2024, entitled "Constructing Circles" (moderated by Julia Carstens / Cluster Sustainable Real Estate), discussed the challenges of circular planning, development and construction. Giulia Peretti (Head of Sustainability / Real I.S. Group) covered the development and real estate perspectives, Isabel Faller (Head of Strategic Partnerships & People / Polycare) brought in the material and manufacturing aspects and Johannes Staudt (TU Munich) represented the planning and scientific side.
A common theme was the handling of existing buildings and the consideration of the entire life cycle in the early planning phases ("Phase Zero"). Furthermore, the holistic and systemic view ("Systems Thinking") and interdisciplinary cooperation were emphasised.
The importance of the transformation of existing buildings was also stressed in the subsequent panel discussion "How easy is it to refurbish old buildings?" on the topic of building in existing structures, which featured Sarah Dungs, Prof. Dr. Thomas Glatte, Dr. Philipp Feldmann and was moderated by Prof. M.Sc. Ruth Berktold. The importance of the early planning phases was emphasised in the panel "Reload Phase 0" with Julia Dorn, Theodor Baur and Dr Matthias Standfest, moderated by Dr. Christos Chantzaras.
About "Circular Neuperlach"
In "Circular Neuperlach", we examine how defunct office buildings can contribute to climate-friendly, renewable and neighbourhood-oriented urban development. We focus on extending the lifespan of existing buildings – i.e. on their re-use, conversion, intensification of use and multiple use – by means of innovative, circular strategies.
To this end, together with experts from the field, we have developed a methodology for a circular and neighbourhood-oriented transformation of existing buildings. This supports the cooperation between municipalities and private owners as well as other stakeholders. We will publish the individual steps in a Circularity Roadmap in the near future.
